How the bill works

Two parts, both transparent, neither runs away from you.

Part 01

A predictable subscription

Every tenant pays $39.00/month + $1.00 per home, with a 10-home minimum. That covers hosting, support, audit storage, daily reminders, and the whole platform.

Part 02

AI budget that scales with you

Each plan includes $3.00 of base AI advisor budget plus $0.10 per home. A 100-home community gets $13.00/month of AI; a 500-home community gets $53.00/month.

Part 03

Hard cap, never a surprise bill

When the advisor hits the cap, it pauses and tells residents to wait or asks the Board to top up. You'll never see an unexpected line item — the only way to spend more is to deliberately buy more.

Part 04

Credit packs when you need them

From the tenant console, the Board buys $10 / $25 / $50 / $100 credit packs that add 1:1 to the month's AI budget. Credits last 90 days; unused budget rolls forward inside that window.

Pricing FAQ

Questions boards ask before signing.

How is "home count" determined?
From your property registry — one home = one entry in the registry. The bill is computed monthly off the live count, so as homes are added or sold, the next invoice reflects the change. There's no separate seat or user license to track.
Why a 10-home minimum?
Onboarding and support cost the same whether you're 6 homes or 60. The 10-home floor ensures we can cover that without losing money on the smallest communities — and the math still beats almost any management-company alternative.
What if our AI advisor budget runs out?
Two options. Wait — the budget refills on the 1st of every month. Or buy a credit pack ($10 / $25 / $50 / $100) from your tenant console, which adds 1:1 to the current month's cap. We never auto-charge for overages.
Can a runaway resident burn through our AI budget?
No. The cap is enforced server-side before each AI call; when the cap is hit, the advisor refuses politely and explains the situation. The Board can also temporarily disable the advisor module entirely from the console.
Is there a per-user fee?
No. Add as many board members, ARC committee members, and homeowners as you have. Pricing is by home count, not seats.
What about annual prepay?
Save 15% on the subscription by paying annually. The AI budget and credit packs are independent of billing cadence.
Can we change home count later?
Automatically. Add 30 homes to your registry, the next invoice reflects 30 more × your per-home rate. Sell 5, the next invoice drops by 5 × per-home. No tier upgrade conversation needed.
Do you offer non-profit / volunteer-association discounts?
For 501(c)(7) and similar resident-volunteer associations on annual prepay, we offer an additional 10% off on top of the annual discount. Ask during your demo.
What about enterprise / multi-HOA management companies?
If you run more than ~1,500 doors or you're a management company representing multiple associations, we can structure a custom plan. Bring your portfolio to your demo and we'll quote it.
